Our process

Developed over the past decade, our design process involves finding out what’s important to you and your family, and then incorporating that into the style and function of your custom home. We’ll collaborate together through our three main phases of design, working to craft a custom home that reflects your personality and lifestyle, while also balancing function and cost.

Initial meeting

The process of designing your home or planning your remodel begins with an initial meeting. We’ll take time to sit down and learn about you and your family, and your vision for a home. We’ll then take your ideas and examples and incorporate them with ours—working together to capture your vision and create that perfect look. By the end of our initial meeting we’ll have a clear idea of what your final project will look like.

Preliminary stage

During this stage we’ll create preliminary drawings from the notes, sketches, pictures, and rough designs we mocked up in our initial meeting. The drawings will show a simplified version of the floor plan we discussed, and some or all of the exterior elevations. The preliminary stage is primarily for you to see how things are taking shape, and to make sure walls, windows, and spaces are how you’d like them. It’s also a great time to make sure the exterior has the look you desire. Once you’ve given the thumbs up on the overall look and design, we’ll then proceed onto final drawings.

Final drawings

During the final stage we’ll take the preliminary drawings and continue them to completion. This stage is more or less in our court—so you can sit back and relax while we put the finishing touches on your plans. When the final drawings are done, your completed plans will be a working set of blueprints that any builder can begin work on. (We recommend securing a builder well before your plans are completed. This is something we are happy to assist with if you do not already have a builder in mind.)

What’s included

Whether this is your first custom house or remodel, or your forever home—it’s important to know the difference between a basic set of plans, and a complete, permit-ready set of plans. At Millennium Design, we provide you with complete, permit-ready plans. And with over a decade of experience, we know exactly what you and your builder will need to get plans submitted, and construction underway. We want your custom home design process to be as seamless as possible, and part of that is providing you with top-of-the-line, construction-ready plans.

Site plan

The site plan will show your existing property lines, the existing house on the property, and a defined area that represents any new construction. It will also include site address, legal descriptions, and area calculations to show the amount of square footage being added to the property.

Elevations

Elevations will show a traditional 2D view of all affected exterior sides of the house with call outs for all exterior materials used. These drawings will also show the different ceiling heights to be constructed.

Foundation plan

The foundation plan will show the size and location of new and existing concrete foundation walls and footings. It will also provide information on perimeter drainage, possible bracing locations, rebar locations, and proper foundation-to-floor system framing. Floor and deck joist sizes and locations and any exterior concrete pad footings are also called out on this sheet.

Floor plans

These drawings will provide the traditional layouts of rooms showing walls, windows, and doors. These plans also have dimension lines on all walls, doors and windows, window size labels, beam callouts for openings, and exterior dimensions. There is also an area of written, general notes outlining various construction procedures and practices.

Roof framing plan

This sheet highlights the location of trusses, the location and sizes of any 2x framing, and provides a truss schedule of trusses being used. Also included are profiles of any special or complicated trusses.

Sections & building details

This sheet is primarily used for construction and will show 1 to 2 cross sections through the new and/or existing home. This sheet will also have enlarged details of specific construction components.

Optional sheets

Optional sheets showing electrical and cabinet layouts (with reference numbers for ordering stock cabinets) can also be added.
